DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Fire rated sealant for homes and businesses in Easthouses

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. Common call-outs are for standard silicone or caulk in a fire-stopping gap and cracked or shrunken fire-rated sealant, on pipe & cable gaps, linear gaps and service penetrations.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

There’s a 12-month guarantee on every job.

Fire rated sealant in Easthouses: local notes

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a building such as Newbattle Community High School, service openings in fire-resisting walls need checking after any refurbishment. If you let a flat or house near Newtongrange station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Easthouses is about 1 mile south-east of Dalkeith, in Midlothian. Our applicators cover fire rated sealant for homes and businesses in Easthouses and the surrounding area, as part of our work across Midlothian. We cover 33 towns and villages across Midlothian. We also work in Edinburgh, about 8 miles from Easthouses.

Here we cover the EH22 postcode area for fire rated sealant. Local streets include Mayfield Road, Park Crescent and Easthouses Road, and we cover them all. Other places close to Easthouses include Mayfield (1 mile south-east), Newtongrange (1 mile south-west), Dalkeith (1 mile north-west), D'Arcy (1 mile south-east) and Newbattle (1 mile west). Larger places within reach include Penicuik (7 miles south-west), Loanhead (4 miles west), Shawfair (3 miles north-west), Danderhall (3 miles north-west), Rosewell (4 miles south-west) and Roslin (5 miles west).

What the job involves on each surface

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. The gap is cleaned of dust first so the seal has something sound to bond to.

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

What happens on the day

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. Somewhere like Easthouses may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Easthouses questions

Do you cover smaller places like Easthouses?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Newtongrange station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

What should I tell you?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Where do you work from?

Mr Mastic is based in Crawley. We cover Easthouses and the rest of Midlothian, along with the rest of our area.

Is standard sealant good enough for a fire gap?

No. It might close the gap, but it isn’t a fire-rated seal. A tested fire-rated product is needed and we can apply it for you.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Is intumescent sealant the same as fire-rated sealant?

Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all.

Why deal with it now?

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • ARBOMaster approved applicator
  • Homes, businesses and hotels
  • We are fully insured

Read our cost guide or customer reviews.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Plan fire stopping into any work that goes through walls or floors
  • Flag any open gap you spot round a pipe or cable
  • File the fire-stopping record where your assessor can find it
  • Don’t paint over fire sealant until it has cured

Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so the item can be closed.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Fire doors that need new seals, closers or hardware
  • Fire risk assessments, which need a qualified assessor
  • Sign-off of the building, which sits with building control or your assessor

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Linear gaps
  • Door frames
  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Service penetrations

  • Any working-time requirements on site

What to tell us for a quote

To help us quote quickly, please include:

  • Where the property is
