How bathroom resealing works in EH22
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on basins & vanity units, baths and shower trays & enclosures, and common reasons people get in touch are cracked, shrunken or lifting silicone and leaking joints on a shower screen.
When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Local landmarks in Dalkeith
Around Dalkeith, our work takes us to homes and buildings near Public Library, East Kirk and Dalkeith High School. Dalkeith’s nearest station is Eskbank station, about 1.1 miles south-west of the centre. A little further out are Dalkeith Palace (0.6 miles north) and Cousland Smiddy (2.8 miles east). For a walk, there’s Duddingston Loch and The New Leaf Co-op.
Bathrooms and kitchens across EH22
Homes across EH22 range from older properties to new builds, with plenty of rented property in places like Dalkeith, Greendykes and Niddrie. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Our work covers the whole of Scotland, EH22 included. Journeys are planned ahead, and outside jobs are booked around the forecast. Coastal guest houses and holiday lets in EH22 can see heavy use in busy months, so their sealant and grout wear faster than most.
Dalkeith: If you live in an older home near East Kirk, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Eskbank station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
When it is not the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- A leaking waste, trap or valve
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that is regrouting)
Why deal with it now?
The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last.
What your quote should include
- What the quote includes, VAT included or not
- What preparation is included
- Whether the sealant suits the joint
- How much experience the applicator has
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Why it fails
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
Any of these means the joints need attention:
- Smears of silicone across the tiles
- Gaps where the bath or tray has moved
- New sealant laid over old sealant that is now lifting
- Black mould in the silicone that will not clean off
For landlords and businesses
For anyone letting property in or around EH22, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Common questions in EH22
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
How long before the new sealant can get wet?
Normally after around 24 hours. You’ll get the exact cure time before we leave.
Is the work guaranteed?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
