How we handle bathroom resealing in Carberry

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. If you have sealant that has split, shrunk or peeled away and lumpy, uneven sealant from a DIY attempt, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Every job comes with our one-year guarantee.

How to look after the new joints

Looking after new joints is easy:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Open a window or run the fan so the room dries
  • Dry worktop joints after washing up
  • Keep bottles off the sealant line

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Leave it or put it right?

Dealing with sealant early is a short job: the work takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Preparing for the visit

  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises
  • Let us know if you’ve seen damp or leaks

What the job involves on each surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line does not stand out.

Bathroom resealing around Carberry

Carberry is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For site and facilities teams at buildings such as Loretto School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions from Carberry

Do you work for hotels and guest houses in Carberry?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you work for landlords with property near Wallyford station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Is the work guaranteed?

Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

When to call us in Carberry

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

Any of these means the joints need attention:

  • Two layers of silicone, both failing
  • A joint torn by a bath that flexes
  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles

If you let a flat or house near Wallyford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • What the quote includes, VAT included or not
  • Whether they’re fully insured
  • What happens if the job turns out different
  • Whether all the old sealant comes out first
