Your questions about bathroom resealing in Cockenzie and Port Seton

Is Cockenzie and Port Seton in your area for bathroom resealing?

Yes, Cockenzie and Port Seton is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Will you come out to Cockenzie and Port Seton?

Yes, Cockenzie and Port Seton is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Is white the only colour available?

You are not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Bathroom resealing in Cockenzie and Port Seton

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have leaks into the floor or ceiling below and water escaping at the shower enclosure, we can help, whatever the surface.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Big or small, it’s backed by our 12-month guarantee.

Bathroom resealing around Cockenzie and Port Seton

Cockenzie and Port Seton is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as Chalmers Memorial Church, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Preston Lodge High School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Prestonpans station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How the visit works

The work is kept neat and contained to the area we are working on. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. Outdoor work around Cockenzie and Port Seton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive

Aftercare tips

After the cure time, these simple habits help:

  • Avoid abrasive pads on the sealant
  • Dry the bead with a towel now and then
  • Let new sealant cure fully before it gets wet
  • Check the joints every few months for splits or lifting

Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just send an email to info@mrmastic.co.uk.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again. In an older home around Cockenzie and Port Seton, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What the job involves on each surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

What we cannot put right

It helps to know what we can’t do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

How we quote for bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether the work is at height
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs
  • If someone has resealed it before
  • Where the property is

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, email us at info@mrmastic.co.uk.
