Landlord and commercial work in Macmerry

If you manage several properties in or around Macmerry, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.

We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Bathroom resealing in Macmerry, done properly

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Typical jobs include gaps where the bath or tray has moved and sealant that has split, shrunk or peeled away, on wet rooms, sinks & splashbacks and baths.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee, whatever its size.

Macmerry questions

Will you come out to Macmerry?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Longniddry station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Where is Mr Mastic based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

How the job changes by surface

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line does not stand out.

Why act early in Macmerry

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. In an older home around Macmerry, damp from a failed joint can get into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outdoor work around Macmerry depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work

Advice

When it isn’t the sealant

In fairness, there are a few things sealant won’t fix:

  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support
  • Cracks in the tray itself rather than the joint

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Bathroom resealing around Macmerry

Macmerry is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For landlords with property near Longniddry station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Ross High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What affects the cost of bathroom resealing

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • When we can work, for business premises
  • How much there is to do
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Asking for a quote

To make quoting easier, let us know:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • Any previous sealing or DIY work
  • The rough size of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
