Bathroom resealing in Seton

About our bathroom resealing in Seton

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on basins & vanity units, baths and sinks & splashbacks, and the jobs we see most are black mould in the silicone that won’t clean off and water getting behind the bath panel.

For a place like Seton, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Big or small, you get the same 12-month guarantee.

Bathroom resealing in Seton: local notes

Seton is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Prestonpans station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Ross High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

The process

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Around Seton, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises

What the job involves on each surface

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Looking after it afterwards

Looking after new joints is easy:

  • Check the joints every few months for splits or lifting
  • Run the extractor fan during and after every shower
  • Move toiletries away from the joint
  • Clean with a mild bathroom cleaner and a soft cloth

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Loose or hollow tiles, or failed tanking behind them
  • A leaking waste, trap or valve
  • A bath or tray that moves because it isn’t properly supported

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Wet rooms
  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands

What we’re called out for in Seton

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone normally will not clean off.

The problems people usually mention when they call are:

  • Leaking joints on a shower screen
  • Gaps between the worktop and the wall
  • Black spots spreading through the bead
  • Gaps where the bath or tray has moved

In the older streets around Tranent Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Our hiring checklist

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Which sealant suits the joint
  • The number of rooms or windows
  • The amount of work
  • How easy the joints are to reach

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Helping us quote

What to tell us when you ask for a quote:

  • Photos by email, if that is easy
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Where the property is

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

FAQs for Seton

I let a flat near Prestonpans station. Can you help?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Will you come out to Seton?

Yes, Seton is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Seton, along with the rest of our area.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
