Bathroom resealing in EH32: how it works
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Typical jobs include failed sealant on the screen profile and shrunken sealant along the back of a worktop, across wet rooms, kitchen worktops & upstands and baths.
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before we start. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Landmarks near Prestonpans
Around Prestonpans, our work takes us to homes and buildings near Gothenburg Tavern, Preston Lodge High School and Prestongrange Parish Church and the streets around them. Prestonpans has its own railway station: Prestonpans station. Well-known places in the area include Seton Castle (1.9 miles east) and Battle of Prestonpans Jacobite Museum (within half a mile north-west).
Bathrooms and kitchens across EH32
In EH32, bathroom resealing takes in flats, houses, rentals and businesses, in Prestonpans, Cockenzie and Port Seton and Longniddry and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
We work across all of Scotland, from the cities to the islands, and EH32 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. In the coastal parts of EH32, the sea-facing side of a building takes the most weather, and that’s where sealant generally gives up first. Good preparation and the right sealant help it cope.
Prestonpans: If you let a flat or house near Prestonpans station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Prestongrange Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Check the joints every few months for splits or lifting
- Open a window or run the fan so the room dries
- Clean with a mild bathroom cleaner and a soft cloth
- Wipe up water along the back of the worktop
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What sealant work cannot fix
We’ll always be straight with you, so here’s what sealant can’t fix:
- Damage behind the tiles that needs a tiler
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
Common problems we fix in EH32
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
If you can see any of these, it’s time to have the joints looked at:
- Gaps where the bath or tray has moved
- Mouldy sealant that has gone black
- Water getting behind the kitchen upstand
- Cracked, shrunken or lifting silicone
Surface by surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
EH32 questions
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.
Do you work for letting agents?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
Where are you based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.
