About bathroom resealing in EH31

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for new sealant laid over old sealant that is now lifting and black mould in the silicone that won’t clean off, across sinks & splashbacks, wet rooms and baths.

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a morning or an afternoon for most single baths and showers for a typical job.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Where we work in EH31

Our bathroom resealing work across EH31 covers homes, rentals and businesses, in Gullane and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including EH31.

Gullane: Rented homes near Drem station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to St Peter’s Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

When it is not the sealant

New sealant can’t fix everything, and we will tell you before any work starts. Sealant will not put right:

  • A tray or bath that’s cracked through
  • Tiles that have come away from the wall
  • Failed grout lines across the wall

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What affects the quote in EH31

You will get a clear quote before any work starts. It takes into account:

  • The size of the job
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • How many areas need sealing

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

What to tell us when you ask for a quote:

  • The type of property
  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Where the job is, and your postcode

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Dry worktop joints after washing up
  • Never pick at the silicone with a blade
  • Wipe the sealant dry after showering
  • Keep bottles off the sealant line

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Different surfaces, different methods

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.

EH31: your questions answered

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Is it OK to put new sealant on top of the old bead?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.

What does bathroom resealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.
