Remedial sealant for homes and businesses in Gullane

Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We’re often asked to deal with a second bead peeling off the first and kitchen joints letting water behind the worktop, on expansion joints, mouldy bath & shower sealant and botched or over-sealed joints.

Bathrooms in smaller places like Gullane work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Each job carries a 12-month guarantee.

Do you need remedial sealant in Gullane?

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

Keep an eye out for these signs:

  • Thick, messy sealant smeared over tiles
  • Floor or wall movement joints that have failed
  • Caulk or the wrong sealant used in a wet area
  • Over-sealed joints coming away

Letting a property close to Drem station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

What your quote should include

  • How much experience the applicator has
  • The length of the guarantee
  • How the surfaces are prepared before sealing
  • When the joint can take water or movement

What affects the cost of remedial sealant

Jobs vary more than people expect. The main factors:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • How many areas need sealing
  • Access and height

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • Pictures of the joints, sent by email

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Keeping the joints in good condition

Aftercare is simple:

  • Keep the room well ventilated
  • Check trays and worktops don’t move
  • Keep an eye on the ceiling below the bathroom
  • Deal with small splits early

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. Around Gullane, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What remedial sealant looks like in Gullane

Gullane is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In the older streets around St Peter’s Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Gullane questions

Is Gullane within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work in hotels near Gullane?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Can you remove old sealant without damaging the bath?

Yes. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. We point out any damage that’s already there.

Do you offer different sealant colours?

We help you choose a colour that suits. The product needed can limit the range.

Does remedial work come with a guarantee?

Yes. Our 12-month guarantee covers the work.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What happens if it’s left?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. In an older home around Gullane, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Combining jobs into one visit is normally more efficient than separate visits. We will give you a clear quote for the lot.
