How we quote for remedial sealant

Call for a quick quote. What matters most is:

  • When we can work, for business premises
  • The product the joint needs
  • The number and length of the joints
  • The number of rooms or windows

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

When you contact us, these details help:

  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

Remedial sealant for homes and businesses in Dirleton

A joint that keeps letting you down needs more than another bead. It helps to have pictures when you email us at info@mrmastic.co.uk, along with when it was last resealed. Common call-outs are for a second bead peeling off the first and black mould underneath the bead, across expansion joints, shrunken worktop sealant and failed movement joints.

Bathrooms in smaller places like Dirleton work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What remedial sealant looks like in Dirleton

Dirleton is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

If you look after a building such as North Berwick High School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Dirleton Parish Church Hall, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to North Berwick station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Dirleton is about 6 miles north of Haddington, in East Lothian. Work for landlords, hotels and businesses

For anyone letting property in or around Dirleton, several properties can be quoted together. Just tell us the addresses and what each one needs.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Why it’s worth doing now in Dirleton

Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Air the bathroom so the sealant can dry
  • Do not add new sealant on top of old
  • Use a soft cloth, not a scourer, on silicone
  • Have loose fittings fixed before resealing

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky

Advice

Common questions in Dirleton

Do you cover Dirleton for remedial sealant?

Yes. Our work covers the whole of Scotland, and Dirleton is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near North Berwick station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Can you take off two layers of silicone?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

Do you fix expansion and movement joints?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

What happens if the problem is the tray or the plumbing?

Then we explain what we have found. You may need a plumber or bathroom fitter before any new sealant goes on.

Where are you based?

We work from Crawley. Our applicators cover Dirleton, along with the rest of our area.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Surface by surface

Mouldy bath & shower sealant

Black mould inside the bead will not scrub out. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.
