Gutter sealing near Dirleton

FAQs for Dirleton

Is gutter sealing in a coastal place like Dirleton any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

I let a flat near North Berwick station. Can you help?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

What guarantee comes with the job?

Our 12-month guarantee applies on every job.

Can you seal fascia and soffit joints?

We do. Our work is the joints, and if a board is damaged, we will tell you.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new sealant bonds properly.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

How we handle gutter sealing in Dirleton

Open fascia and soffit joints spoil the roofline and can let weather in. They’re sealed in a matching colour where possible. Common call-outs are for open joints in fascias and soffits and streaks down the brickwork from a leaking joint, across soffit joints, uPVC fascias and gutter joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

You get a 12-month guarantee, the same in Dirleton as everywhere else we work.

How we quote for gutter sealing

For a quick quote, just ask. The main things that affect it are:

  • The number and length of the joints
  • Working hours on commercial sites
  • Whether the work is at height
  • How many areas need sealing

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

To help us quote quickly, let us know:

  • Roughly how big the job is
  • Where the property is
  • Any access issues, like height or stairs
  • Any previous sealing or DIY work

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What gutter sealing looks like in Dirleton

Dirleton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For landlords with property near North Berwick station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. Homes close to Dirleton Parish Church Hall include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. Managing a site like North Berwick High School? Then larger buildings have long runs of movement joint that eventually need resealing.

When it is not the sealant

It helps to know what we can’t do too:

  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)
  • Cracked, split or warped gutter sections
  • Fascias that need replacing

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Soffit joints
  • uPVC fascias
  • Roofline trims
  • Gutter end caps
  • Garage door frames
  • Gutter joints

Why act early in Dirleton

Leaving a leaking end cap can send water down the wall all winter. It’s a small job to put right before the damage spreads. In an older home around Dirleton, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

Why us?

  • We are fully insured
  • Neat joints and a tidy finish
  • Any old sealant cut out fully, not covered over
  • Arbo and Everbuild products

How the visit works

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes an hour or two for a few joints, longer for a full run in most cases. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we trace the drip and check the gutter isn’t damaged.
  2. We remove the old sealant and clean the joint.
  3. We dry the joint so the new sealant can bond.
  4. A gutter sealant is applied to the joint.
  5. We check the run and clear debris near the joints.

How to prepare

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Check that water runs out of the downpipes
  • Look for streaks or damp on the wall below gutters
  • Rest ladders on the wall, not the gutter
  • Deal with a drip before winter

Clear the gutters once or twice a year so water does not sit on the joints. Water left in a gutter tests every joint.

A leaking stop end is best sealed before the wet months. Water down the wall all winter can cause damp.
