About our glazing silicone in Dirleton
Sealant on glazing doesn’t last for ever. Weather and movement take their toll and cracked joints let water in. Resealing puts that right. If you have water running down inside the glass and a quick top-up bead that didn’t last, we can put it right, on glass-to-glass joints, conservatory frames and rooflights alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
Each job carries a 12-month guarantee, large or small.

What glazing silicone looks like in Dirleton
Dirleton is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
For site and facilities teams at buildings such as North Berwick High School, larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Dirleton Parish Church Hall, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near North Berwick station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on how many joints need doing. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We find where water is getting in and check whether it’s a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- The finished joints are checked and, where it’s safe, tested with water.
Getting ready for the visit

Advice
Common questions in Dirleton
Do you cover smaller places like Dirleton?
Yes, Dirleton is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near North Berwick station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
How long will you be here?
A typical job takes a few hours, depending on how many joints need doing, including the preparation. We will confirm how long when we quote.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
How long before the joint can be used?
That depends on the sealant used, so follow the cure time we give you when we finish.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Is it enough to run a bead over the old sealant?
New silicone won’t bond to old silicone, so a top-up soon lets water through. We cut out the old sealant first.
Where are you based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- A roof that has moved or dropped
- Glass that needs replacing
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What affects the cost of glazing silicone
The quote reflects the job in front of us. We look at:
- How easy the joints are to reach
- The size of the job
- Any mould that needs treating
- How many rooms, windows or areas are involved
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- How we’d reach the joints
- Where the property is
- Whether it has been sealed before
- A few photos by email, if you can
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.

Glass-to-frame joints
The sealant must stick to glass and frame alike. We choose a product that suits both.
Rooflights
A rooflight faces rain and sun from above. Its sealant ages faster than vertical joints.
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Leave it or put it right?
A new conservatory roof is a big job. If the leak is a failed sealant joint renewing the joint is the simpler fix. If the roof is the problem, we’ll say so. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.
