Bathroom resealing across East Lothian: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across East Lothian. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are black spots spreading through the bead and new sealant laid over old sealant that is now lifting.
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
What you will pay
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear quote before work begins.

How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
Near you in Musselburgh
Typical jobs here are in homes near Musselburgh, Loretto School and The David Macbeth Moir pub. The nearest railway station is Musselburgh station, roughly 0.8 miles south-west. A little further out are Carberry Tower (2.2 miles south-east) and Musselburgh Doll Museum (under half a mile north-east). The countryside around Musselburgh includes The New Leaf Co-op and Whinny Hill.
Where we work in East Lothian
From Musselburgh, Haddington and Dunbar to its smaller places, homes across East Lothian have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Our work covers the whole of Scotland, East Lothian included. Journeys are planned ahead, and outside jobs are booked around the forecast. In the coastal parts of East Lothian, the sea-facing side of a building takes the most weather, and that is where sealant generally gives up first. Good preparation and the right sealant help it cope.
Musselburgh: Letting a property close to Musselburgh station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Loretto School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We cut it out and start again.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What sealant work cannot fix
In fairness, some problems need a different trade:
- A tray or bath that’s cracked through
- A leaking waste, trap or valve
- Movement from a bath with loose feet or no proper support
Leave it or put it right?
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If we find a deeper problem, you will hear it from us.
What your quote should include
- What product goes in the joint
- How long the guarantee is
- Who does the work, and how experienced they are
- Is the old sealant removed completely?
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Look for lifting corners and small gaps now and then
- Clean with a mild bathroom cleaner and a soft cloth
- Let new sealant cure fully before it gets wet
- Keep scourers and sharp tools away from the bead
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
For anyone letting property in or around East Lothian, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.
East Lothian questions
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
How do I get a quote for bathroom resealing in East Lothian?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses and we’re fully insured.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Are you insured?
Yes, we are fully insured.
