Bathroom resealing in Smeaton

Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and you will get a clear quote before any work starts. Typical jobs include sealant that has split, shrunk or peeled away and a reseal done over the top of the old bead, across sinks & splashbacks, kitchen worktops & upstands and basins & vanity units.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

When to call us in Smeaton

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

The most common problems we see are:

  • A bead that has pulled away from the tiles
  • Gaps where the bath or tray has moved
  • Leaking joints on a shower screen
  • Water getting behind the kitchen upstand

If you let a flat or house near East Linton station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Choosing a sealant specialist

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • Access and height
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Asking for a quote

To make quoting easier, let us know:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • The type of property

We quote each job on its own. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.

Bathroom resealing around Smeaton

Smeaton is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Smeaton has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Prestonkirk Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Why act early in Smeaton

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. In an older home around Smeaton, damp from a failed joint can get into timber and plaster.

The cost depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Water getting in through the grout rather than the sealant
  • A cracked shower tray or bath (that needs repair or replacement)
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Shower trays & enclosures

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Wipe the sealant dry after showering
  • Do not let bottles sit on the bead
  • Dry worktop joints after washing up
  • Run the extractor fan during and after every shower

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Questions from Smeaton

I let a flat near East Linton station. Can you help?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is Smeaton within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Are you fully insured?

Yes. Full insurance covers our work.

When can I use the bath or shower again?

Normally after around 24 hours. We’ll tell you the cure time for the product we used.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

The process

The work is kept neat and contained to the area we’re working on. Expect the work to take a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. Around Smeaton, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
