Bathroom resealing across EH40: what to expect
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across EH40. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on wet rooms, baths and kitchen worktops & upstands, and the jobs we see most are new sealant laid over old sealant that is now lifting and mouldy sealant that has gone black.
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.
What you will pay
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Getting a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
Local landmarks in East Linton
In East Linton, that means homes and buildings near The Crown & Kitchen pub and St Andrew's Church, among other places. East Linton has its own railway station: East Linton station. A little further out are National Museum of Flight (2.4 miles west) and Belhaven Hospital (4.7 miles east). For a walk, there’s Traprain Law.
Where we work in EH40
From East Linton, Phantassie and Smeaton to its smaller places, homes across EH40 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across EH40. Along the coast in EH40, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.
East Linton: Rented homes near East Linton station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around St Andrew's Church, walls and floors in older homes can move, and sealant and grout show it first.
Surface by surface
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Honest limits
We won’t take on work that won’t last, so these are the limits:
- Loose or hollow tiles, or failed tanking behind them
- Cracked or missing grout between tiles (that is regrouting)
- Water coming from the plumbing rather than the joint
Leave it or put it right?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
What your quote should include
- What insurance they hold
- What happens if they find a problem under the old sealant
- How long the guarantee is
- Whether all the old sealant comes out first
What affects the quote in EH40
Jobs vary more than people expect. What affects the quote:
- How easy the joints are to reach
- How many areas need sealing
- When we can work, for business premises
- The old material and how stubborn it is
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- The address or postcode of the job
- Photos by email, if that’s easy
- The type of property
- What’s wrong with the joints now
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear quote before any work starts.
Common problems we fix in EH40
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.
Any of these means the joints need attention:
- Shrunken sealant along the back of a worktop
- Failed sealant on the screen profile
- Black mould in the silicone that will not clean off
- Water getting behind the bath panel
