Bathroom resealing across EH41: what to expect
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We’re often asked to deal with black mould in the silicone that won’t clean off and damp behind the bath or under the tray, on wet rooms, kitchen worktops & upstands and sinks & splashbacks.
At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the amount of work.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How we quote
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Why clients in EH41 choose us
- We leave the area clean and tidy

Ask for a quote
If you’re in EH41 and need bathroom resealing, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
Local landmarks in Haddington
Around Haddington, our work takes us to homes and buildings near Plough Tavern, West Parish Kirk and Tower and Knox Academy. Haddington’s nearest station is Drem station, about 3.5 miles north of the centre. A little further out are Roodlands General Hospital (0.5 miles west) and Barnes Castle (2.1 miles north-east). Green spaces nearby include Skid Hill.
Bathrooms and kitchens across EH41
EH41 has homes of every age, old and new, with plenty of rented property in places like Haddington, Gifford and Dovecote. Sound sealant and clean grout keep water out and rooms looking cared for.
We work across all of Scotland, from the cities to the islands, and EH41 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.
Haddington: Letting a property close to Drem station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to West Parish Kirk and Tower include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
What happens if it’s left?
Dealing with sealant early is a short job: the work takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

What affects the cost of bathroom resealing
There’s no set price list. The quote depends on:
- How many rooms, windows or areas are involved
- The amount of work
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and send you a clear quote before work begins.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- What’s wrong with the joints now
- Roughly how big the job is
- A few pictures by email, if you can
- Whether it’s a home or a business
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
What sealant work cannot fix
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- A cracked shower tray or bath (that needs repair or replacement)
- A leaking waste, trap or valve
- Failed grout lines across the wall
Why it fails
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.
People generally contact us after spotting one of these:
- Cracked, shrunken or lifting silicone
- Shrunken sealant along the back of a worktop
- Mouldy sealant that has gone black
- A joint torn by a bath that flexes
EH41: your questions answered
Are you fully insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Do you come to EH41?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
My sealant has gone black. Can you sort it?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
When can I use the bath or shower again?
Generally after around 24 hours. We’ll tell you the cure time for the product we used.
