About bathroom resealing in EH39

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on shower trays & enclosures, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal.

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a morning or an afternoon for most single baths and showers.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Bathroom resealing across EH39: local notes

EH39 has homes of every age, old and new, with plenty of rented property in places like North Berwick, Dirleton and Athelstaneford. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Our work covers the whole of Scotland, EH39 included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in EH39, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.

North Berwick: Letting a property close to North Berwick station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as North Berwick High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

When something else is needed

We will always be straight with you, so here’s what new sealant will not do:

  • A bath or tray that moves because it is not properly supported
  • Cracked or missing grout between tiles (that’s regrouting)
  • Cracks in the tray itself rather than the joint

What affects the quote in EH39

Jobs vary more than people expect. What affects the quote:

  • The type of sealant required
  • How easy the joints are to reach
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • The type of property
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Why act early?

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last.

Why it fails

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.

Any of these means the joints need attention:

  • Cracked, shrunken or lifting silicone
  • Gaps between the worktop and the wall
  • New sealant laid over old sealant that is now lifting
  • Damp behind the bath or under the tray

EH39 questions

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Do you cover EH39?

We do. EH39 is part of the area we cover, and the service is the same as everywhere else.

Where do you work from?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

When can I use the bath or shower again?

Normally after around 24 hours. We’ll tell you the cure time for the product we used.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator.
