Bathroom resealing for homes and businesses in Kingston

Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and you’ll get a clear quote before any work starts. We are often asked to deal with smears of silicone across the tiles and new sealant laid over old sealant that is now lifting, on basins & vanity units, sinks & splashbacks and shower trays & enclosures.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Your job is guaranteed for a year, as with all our work.

For landlords and businesses

We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured for the work.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Loose or hollow tiles, or failed tanking behind them
  • Failed grout lines across the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Shower trays & enclosures

How the job changes by surface

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Kingston: your questions answered

Do you work for landlords with property near North Berwick station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Kingston within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

What information do you need?

Let us know what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Do you guarantee your resealing?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

How long does the new silicone need before I use the shower?

Usually after around 24 hours. We will tell you the cure time for the product we used.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Bathroom resealing in Kingston: local notes

Kingston is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Do you need bathroom resealing in Kingston?

Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

People normally contact us when they notice one of these:

  • A reseal done over the top of the old bead
  • Sealant that has split, shrunk or peeled away
  • Black spots spreading through the bead
  • Water escaping at the shower enclosure

If you let a flat or house near North Berwick station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What to look for in a quote

  • The length of the guarantee
  • What happens if they find a problem under the old sealant
  • Which sealant they’ll use, and why
  • Whether you can choose the colour

10 questions to ask before you book

Why act early in Kingston

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In an older home around Kingston, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Why us?

What happens on the day

The work is kept neat and contained to the joints we are treating. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Around Kingston, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area
