How we handle bathroom resealing in Gullane

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Gullane. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. If you have a joint torn by a bath that flexes and gaps between the worktop and the wall, we can help, on baths, sinks & splashbacks and wet rooms alike.

In and around a place like Gullane, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Our work is backed for twelve months.

Honest limits

Before booking, it’s worth knowing the limits:

  • Cracked or missing grout between tiles (that is regrouting)
  • A bath or tray that moves because it is not properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Where we work in Gullane

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Shower trays & enclosures

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included from start to finish. Somewhere like Gullane may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Move anything stored near the joints
  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Avoid abrasive pads on the sealant
  • Do not leave water standing on kitchen joints
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Surface by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Common problems we fix in Gullane

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Signs it’s time to call us include:

  • Splits where the tray meets the wall
  • Failed sealant on the screen profile
  • Water getting behind the kitchen upstand
  • Water getting behind the bath panel

Homes close to St Peter’s Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

How to choose a mastic man

What bathroom resealing looks like in Gullane

Gullane is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Drem station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In an older home around Gullane, damp from a failed joint can get into timber and plaster.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts.
