Bathroom resealing near Dunbar

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on the amount of work. Outdoor work around Dunbar depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Before we arrive

  • Mention any tricky access
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts

Advice

How we handle bathroom resealing in Dunbar

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on sinks & splashbacks, kitchen worktops & upstands and wet rooms, and the jobs we see most are sealant that has split, shrunk or peeled away and water escaping at the shower enclosure.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

We also work for property managers and facilities teams in Dunbar and across East Lothian. Several sites can be quoted together, and we are fully insured for the work.

Bathrooms and kitchens in Dunbar

Dunbar is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you let a flat or house near Dunbar station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Do you need bathroom resealing in Dunbar?

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Signs it’s time to call us include:

  • A reseal done over the top of the old bead
  • Water getting behind the bath panel
  • Gaps between the worktop and the wall
  • Splits where the tray meets the wall

Homes close to Abbey Church of Scotland include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Questions from Dunbar

Do you work for hotels and guest houses in Dunbar?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Will you come out to Dunbar?

Yes, Dunbar is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

Can new silicone go straight over the old?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

When it is not the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • Damage behind the tiles that needs a tiler
  • A cracked shower tray or bath (that needs repair or replacement)
  • Water coming from the plumbing rather than the joint

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units

Looking after it afterwards

After the cure time, these simple habits help:

  • Look for lifting corners and small gaps now and then
  • Wipe the sealant dry after showering
  • Wipe up water along the back of the worktop
  • Open a window or run the fan so the room dries

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

Why act early in Dunbar

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. In an older home around Dunbar, damp from a failed joint can get into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
