Bathroom resealing in Broxburn
Homes in Broxburn have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for gaps where the bath or tray has moved and leaks into the floor or ceiling below, across kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Landlord and commercial work in Broxburn
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
How it works
We keep the work tidy and contained to the joints we are treating. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Let us know about earlier repairs to the joints
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Avoid abrasive pads on the sealant
- Keep an eye on the corners, where splits start
- Let new sealant cure fully before it gets wet
- Wipe the sealant dry after showering
Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
What happens if it’s left?
Sorting it now is quick: the work takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In an older home around Broxburn, damp from a failed joint can get into timber and plaster.
The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Signs you need bathroom resealing in Broxburn
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.
People usually contact us when they notice one of these:
- Black spots spreading through the bead
- A joint torn by a bath that flexes
- Smears of silicone across the tiles
- Sealant that has split, shrunk or peeled away
In the older streets around Dunbar Collegiate Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Broxburn homes and their sealant
Broxburn is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Broxburn has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Rented homes near Dunbar station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What sealant work can’t fix
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Failed grout lines across the wall
- A tray that rocks until it’s re-bedded
- A cracked shower tray or bath (that needs repair or replacement)

Common questions in Broxburn
Can you help a landlord with a rental near Dunbar station?
Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Do you take on hotel work around Broxburn?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Will the old sealant be removed?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Is white the only colour available?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Do you work in Broxburn?
Yes. We work in Broxburn, as part of our work across South East England, London and Scotland. To book, drop us a line at info@mrmastic.co.uk.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
