Gutter sealing in Broxburn
Our work covers gutter joints and end caps as well as fascias and soffits, along with roofline trims and garage door frames. It’s joint work rather than new guttering. We work on soffit joints, gutter joints and uPVC fascias, and people most often call us about open joints in fascias and soffits and dripping gutter ends.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.
A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Common questions in Broxburn
Is Broxburn within the area you cover?
Yes. Broxburn is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Dunbar station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can you match the sealant colour?
Most of the time, yes. We’ll tell you which colours the right product comes in.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
How do I get a quote for gutter sealing in Broxburn?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
Why deal with it now?
New gutters cost far more than a few resealed joints. If the gutter is sound and the drip is a joint, resealing is the sensible fix. If it’s broken or sagging, a gutter installer needs to look. In an older home around Broxburn, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
When it isn’t the sealant
Before you book, it’s worth knowing the limits:
- Brackets that have snapped or loosened
- Boards that have decayed or split
- Blocked downpipes
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Surfaces we seal
- uPVC fascias
- Roofline trims
- Garage door frames
- Gutter joints
- Gutter end caps
- Soffit joints
Common problems we fix in Broxburn
Roofline sealant ages in sun and rain. It goes hard, cracks and pulls away after some years.
Any of these means the joints need attention:
- Dripping gutter ends
- Rain getting in around a garage door
- Damp on an inside wall under a dripping gutter
- Old gutter sealant that has let go
If you let a flat or house near Dunbar station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.
Questions to ask before you book
- Who turns up on the day
- Which sealant they’ll use, and why
- How the joint is cleaned and prepared

Outside joints around Broxburn
Broxburn is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
For an older house near a landmark such as Dunbar Collegiate Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

What the job involves on each surface
Soffit joints
Gaps at soffit joints can let in draughts and insects. We close them with a suitable sealant.
Roofline trims
Trims along the roofline are often finished with sealant. Split sealant lets water in.
