Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How we handle bathroom resealing in West Barns

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on shower trays & enclosures, wet rooms and kitchen worktops & upstands, and common reasons people get in touch are black mould in the silicone that won’t clean off and lumpy, uneven sealant from a DIY attempt.

For a place like West Barns, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Big or small, you get the same 12-month guarantee in West Barns and across East Lothian.

Looking after it afterwards

So the new joints stay in good condition:

  • Dry the bead with a towel now and then
  • Look for lifting corners and small gaps now and then
  • Keep the fan on for a while after bathing
  • Keep scourers and sharp tools away from the bead

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Somewhere like West Barns may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Common problems we fix in West Barns

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

Look out for any of the following:

  • Cracked, shrunken or lifting silicone
  • A reseal done over the top of the old bead
  • Black mould in the silicone that won’t clean off
  • Water getting behind the bath panel

For an older house near a landmark such as Belhaven Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • Who does the work, and how experienced they are
  • Which colour the sealant will be
  • The length of the guarantee
  • Are they insured?

Choosing a sealant specialist

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • Failed grout lines across the wall
  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Not at all. The area is protected while we work and cleaned up afterwards.
