Bathroom resealing in Bielside

Bathroom resealing in Bielside, done properly

Across Bielside, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for shrunken sealant along the back of a worktop and water getting behind the bath panel, across shower trays & enclosures, basins & vanity units and kitchen worktops & upstands.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All our work comes with a 12-month guarantee.

How we quote for bathroom resealing

Call for a quick quote. The main things that affect it are:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What to tell us for a quote

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Common problems we fix in Bielside

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked, shrunken or lifting silicone
  • Leaks into the floor or ceiling below
  • Smears of silicone across the tiles
  • New sealant laid over old sealant that is now lifting

Letting a property close to Dunbar station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Questions to ask before booking

  • Which sealant they’ll use, and why
  • Whether you can choose the colour
  • When the joint can take water or movement
  • How the joint is cleaned and prepared

Our hiring checklist

Aftercare tips

Aftercare is simple:

  • Wipe up water along the back of the worktop
  • Look for lifting corners and small gaps now and then
  • Keep bottles off the sealant line
  • Never pick at the silicone with a blade

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Common questions in Bielside

Will you come out to Bielside?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Bielside in your area for bathroom resealing?

Yes, Bielside is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the job changes by surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

What bathroom resealing looks like in Bielside

Bielside is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near Belhaven Church, walls and floors in older homes can move, and sealant and grout show it first.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. For a place like Bielside, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
