Bathroom resealing for Longniddry homes and businesses

Bathroom resealing for homes and businesses in Longniddry

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, shower trays & enclosures and baths, and people most often call us about new sealant laid over old sealant that is now lifting and a messy, uneven bead from a previous reseal.

A bathroom in a place like Longniddry gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Landlords, agents and businesses in Longniddry

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

If you manage several properties in or around Longniddry, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

How we quote for bathroom resealing

Call for a quick quote. What matters most is:

  • Any working-time requirements on site
  • How much there is to do
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Asking for a quote

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • A few photos by email, if you can
  • Any previous sealing or DIY work

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear quote before any work starts.

The process

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers. Somewhere like Longniddry may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints

Getting a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Bathroom resealing in Longniddry: local notes

Longniddry is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Signs you need bathroom resealing in Longniddry

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

These are the problems we are asked about most:

  • A bead that has pulled away from the tiles
  • Two layers of silicone, both failing
  • Gaps where the bath or tray has moved
  • Leaking joints on a shower screen

Letting a property close to Longniddry station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • Whether the sealant suits the joint
  • Which colour the sealant will be
  • Is the old sealant removed completely?
  • What guarantee comes with the work
