About bathroom resealing in East Lothian
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across East Lothian. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We work on baths, basins & vanity units and wet rooms, and the jobs we see most are gaps where the bath or tray has moved and two layers of silicone, both failing.
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a morning or an afternoon for most single baths and showers from start to finish.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you’ll pay
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Well-known places in the area include Carberry Tower (2.2 miles south-east) and Musselburgh Doll Museum (under half a mile north-east). Green spaces nearby include The New Leaf Co-op and Whinny Hill.
Bathroom resealing across East Lothian: local notes
Our bathroom resealing work across East Lothian covers homes, rentals and businesses, in Musselburgh, Haddington and Dunbar and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across East Lothian. Along the coast in East Lothian, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant normally gives up first. The right product and careful preparation help it last.
Musselburgh: For landlords with property near Musselburgh station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Loretto School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Why it fails
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
If you can see any of these, it’s time to have the joints looked at:
- Black spots spreading through the bead
- A messy, uneven bead from a previous reseal
- Water escaping at the shower enclosure
- Damp behind the bath or under the tray
How the job changes by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Why deal with it now?
Sorting it now is quick: it takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

How to look after the new joints
So the new joints stay in good condition:
- Stick to a soft cloth and a mild cleaner
- Run the extractor fan during and after every shower
- Wipe the sealant dry after showering
- Never pick at the silicone with a blade
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it. Catching it early keeps it a simple reseal.
Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
East Lothian questions
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
Can I choose the colour of the sealant?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
