About bathroom resealing in EH35

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just drop us a line at info@mrmastic.co.uk with a photo of the joints, and we’ll give you a clear price for bathroom resealing in EH35. We are often asked to deal with a joint torn by a bath that flexes and a reseal done over the top of the old bead, on sinks & splashbacks, kitchen worktops & upstands and basins & vanity units.

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Bathroom resealing across EH35: local notes

In EH35, bathroom resealing takes in flats, houses, rentals and businesses, from Ormiston to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

We work across all of Scotland, from the cities to the islands, and EH35 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.

Ormiston: Rented homes near Prestonpans station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Ross High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracked or missing grout between tiles (that is regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)
  • A tray that rocks until it’s re-bedded

Landlords, agents and businesses in EH35

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

If you manage several properties in or around EH35, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Wipe up water along the back of the worktop
  • Let new sealant cure fully before it gets wet
  • Keep bottles off the sealant line
  • Squeegee the walls and tray after use

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something does not look right, just drop us a line at info@mrmastic.co.uk.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

How the job changes by surface

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Common questions in EH35

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Do you come to EH35?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
