How we handle gutter sealing in Ormiston

Gutter and fascia replacement isn’t our trade, and nor is roofing. What sealant does is close joints; it will not fix a broken bracket, a cracked section or a blocked downpipe. If you are dealing with streaks down the brickwork from a leaking joint and open joints in fascias and soffits, we can help.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

We stand behind the work with a 12-month guarantee.

Why act early in Ormiston

If the problem is a blocked downpipe, sealing won’t help. We check the cause first and tell you if something else is needed. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, depending on the number of joints and the access. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we trace the drip and check the gutter isn’t damaged.
  2. We remove the old sealant and clean the joint.
  3. The joint is dried before sealing.
  4. A gutter sealant is applied to the joint.
  5. The gutter is checked and debris around the joints cleared.

Getting ready for the visit

  • Clear the area around the work
  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky

Advice

Quotes for gutter sealing in Ormiston

You will get a clear quote before we start. It’s based on:

  • The amount of work
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • The problem you’ve noticed

Looking after it afterwards

After the cure time, these simple habits help:

  • Keep an eye out for wet patches below a joint
  • Check fascia and soffit joints for gaps
  • Clean out the gutters once or twice a year
  • Do not leave a sagging gutter

Clear the gutters once or twice a year, so water drains away past the joints. Water left in a gutter tests every joint.

Leaking gutter joints get worse over time. The same spot gets soaked every time it rains and that can cause damp inside.

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

FAQs for Ormiston

Do you work for landlords with property near Prestonpans station?

Yes. We work for letting agents and landlords as well as householders. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is Ormiston within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you have insurance?

Yes, we’re fully insured for domestic and commercial work.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Where is Mr Mastic based?

We work from Crawley. We cover Ormiston and the rest of East Lothian.

Do you seal gaps in fascias and soffits?

We do. We seal the joints, not replace the boards and we will let you know if a board has failed.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

What gutter sealing looks like in Ormiston

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. With historic houses such as Hamilton House (about 3.2 miles north-west) nearby, there’s older building stock in the area around Ormiston as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Schools such as Ross High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. In the older streets around Ormiston Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Do you need gutter sealing in Ormiston?

Stop ends take pressure from water running along the gutter. If the seal fails, water escapes at the end.

The problems people usually mention when they call include:

  • Garage door frames letting rain in
  • Stop ends leaking at the end of a run
  • Damp patches inside below a leaking gutter
  • Water running down the wall below the gutter

Rented homes near Prestonpans station change hands often, and a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.
