Our bathroom resealing service in EH33
Homes in EH33 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on shower trays & enclosures, basins & vanity units and wet rooms, and people most often call us about leaks into the floor or ceiling below and a reseal done over the top of the old bead.
You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Why choose Mr Mastic
- A choice of colours where the product allows
- Quality sealants from Arbo and Everbuild
- More than 20 years in sealant work
- Sanitary silicone with an anti-fungal additive in wet areas

Where we work in EH33
Our bathroom resealing work across EH33 covers homes, rentals and businesses, in Tranent, Prestongrange and Macmerry and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
We work across all of Scotland, from the cities to the islands, and EH33 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Along the coast in EH33, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Tranent: If you look after a building such as Ross High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Prestonpans station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What affects the quote in EH33
Your quote is based on your job. We take into account:
- How many areas need sealing
- Any working-time requirements on site
- Any mould that needs treating
- The type of sealant required
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Helping us quote
There’s no need for technical detail. It helps if you can tell us:
- How we’d reach the joints
- A few pictures by email, if you can
- If someone has resealed it before
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, email us at info@mrmastic.co.uk.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Different surfaces, different methods
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
When it is not the sealant
It helps to know what we can’t do too:
- A leaking waste, trap or valve
- Damage behind the tiles that needs a tiler
- Water getting in through the grout rather than the sealant
EH33: your questions answered
Do you come to EH33?
Yes. We’re based in Crawley and work across South East England, London and Scotland.
Are you fully insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s usually around 24 hours. Getting it wet too early can spoil the new joint.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
What colours of sealant can you use?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
