About our external mastic in Tranent

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. We work on concrete & block, joints between brick and frames and façade panels, and common reasons people get in touch are damp patches traced to an open external joint and movement joints with cracked, split or missing sealant.

In and around a place like Tranent, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Why act early in Tranent

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What you get with us

  • You choose the colour before work begins
  • Domestic, commercial and hotel work
  • 12-month guarantee on every job
  • Arbo and Everbuild products

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a handful of joints, longer for a whole elevation. Around Tranent, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Advice

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Movement that’s more than a sealant joint can take
  • Failed render or damaged cladding panels
  • Adding movement joints to masonry that has none

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

How we quote for external mastic

For a quick quote, just ask. The main things that affect it are:

  • Any mould that needs treating
  • The type of sealant required
  • How easy the joints are to reach
  • The old material and how stubborn it is

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Photos by email, if that’s easy
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints
  • Have failed joints looked at early
  • Clear growth from the base of walls and joints

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

Tranent buildings and the weather

Tranent is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you look after a building such as Ross High School, larger buildings have long runs of movement joint that eventually need resealing. Hamilton House, about 1.4 miles north-west, is one of the historic houses in the wider area around Tranent, and older homes nearby need a sealant that suits their walls. Letting a property close to Prestonpans station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

FAQs for Tranent

I let a flat near Prestonpans station. Can you help?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Will you come out to Tranent?

Yes, Tranent is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Where is Mr Mastic based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Will the new joint stand out?

We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before we start.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose. A flexible sealant is the right fill.

Can you seal joints between two different materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.
