What we’re called out for in Prestongrange

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.

The most common problems we see are:

  • Joints where the bead has come unstuck
  • Movement joints with cracked, split or missing sealant
  • Failed sealant between panels on a façade
  • Rigid filler in a joint that should flex

For an older house near a landmark such as Prestongrange Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Questions to ask before you book

  • Which sealant they’ll use, and why
  • Whether they’re fully insured
  • Who turns up on the day
  • How hidden problems are handled

Choosing a sealant specialist

How we handle external mastic in Prestongrange

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render. We work on façade panels, brickwork movement joints and copings & trims, and people most often call us about joints with sealant missing in places and plants rooting in failed movement joints.

In and around a place like Prestongrange, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Honest limits

In fairness, some problems need a different trade:

  • Cracking across the wall rather than at a joint
  • Adding movement joints to masonry that has none
  • Failed render or damaged cladding panels

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Concrete & block
  • Façade panels
  • Copings & trims
  • Joints between brick and frames
  • Render & cladding joints
  • Brickwork movement joints

Why deal with it now?

A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Around Prestongrange, water from a failed joint in an older stone home can soak into timber and plaster.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What you get with us

External mastic in Prestongrange: local notes

Prestongrange is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Hamilton House (about 0.7 miles east) nearby, there’s older building stock in the area around Prestongrange as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Schools such as Preston Lodge High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Prestonpans station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Quotes for external mastic in Prestongrange

The quote reflects the job in front of us. We take into account:

  • Any working-time requirements on site
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

FAQs for Prestongrange

I let a flat near Prestonpans station. Can you help?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Does the coastal weather in Prestongrange affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

What do you need from me for a quote?

A short description and the location, plus photos if you have them. If we need more, we will ask.

What does external mastic cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.

Is it OK to seal over old sealant?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. For a place like Prestongrange, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we’re working on

Advice

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
