External mastic in Cousland, done properly

On houses, flats and commercial buildings across Cousland, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. Typical jobs include movement joints with cracked, split or missing sealant and failed sealant between panels on a façade, across façade panels, brickwork movement joints and render & cladding joints.

External sealant needs dry surfaces, so outdoor work around Cousland is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Why act early in Cousland

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. In an older home around Cousland, damp from a failed joint can get into timber and plaster.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

Looking after it afterwards

Aftercare is simple:

  • Keep high-pressure jets off the joints
  • Never let anyone fill a movement joint with mortar
  • Get split or bare joints resealed while the damage is small
  • Look over the joints every year, ideally after winter

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

External mastic in Cousland: local notes

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Historic houses like Hamilton House (about 3.6 miles north) are a reminder that the area around Cousland has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

What we can’t put right

It helps to know what we cannot do:

  • Walls that need new movement joints cut into them
  • Loose or hollow render, which needs re-rendering
  • Structural movement, which needs a surveyor or engineer

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames

What we’re called out for in Cousland

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.

Look out for these signs:

  • Rain getting behind render or cladding at a joint
  • Old sealant gone brittle and cracked
  • Weeds or debris growing in open joints
  • Gaps where render, brick and frames meet

Rented homes near Wallyford station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Questions to ask before you book

  • How the joint is cleaned and prepared
  • Are they insured?
  • What product goes in the joint
  • What the quote includes, VAT included or not

Cousland questions

Is Cousland in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Cousland is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Can you help a landlord with a rental near Wallyford station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

How long does external mastic last?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges.

Why is there a gap in my brick wall?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Is the work guaranteed?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.

How the job changes by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best year round.

How the visit works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
