External mastic in Elphinstone

External mastic in Elphinstone

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We work on concrete & block, façade panels and joints between brick and frames, and the jobs we see most are failed sealant between panels on a façade and joints pointed up with cement by mistake.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Elphinstone depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Mention any tricky access
  • Clear the area around the work

Landlord and commercial work in Elphinstone

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Elphinstone buildings and the weather

Elphinstone is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you look after a building such as Ross High School, its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Prestonpans station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Why deal with it now?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Why choose Mr Mastic in Elphinstone

  • A sealant colour to suit the surroundings
  • Over 20 years’ experience
  • White, clear, grey or coloured to suit, where the product allows
  • Quality sealants from Arbo and Everbuild

Different surfaces, different methods

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep water from gutters off the wall
  • Leave the joints unpainted unless we have said otherwise
  • Don’t let climbing plants root in the sealant
  • Keep movement joints as flexible joints, not mortar

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

What affects the quote in Elphinstone

Your quote is based on your job. We take into account:

  • How easy the joints are to reach
  • The size of the job
  • Any mould that needs treating
  • The old material and how stubborn it is

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

Helping us quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • A few photos by email, if you can
  • The rough size of the job

Elphinstone questions

Will you come out to Elphinstone?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Prestonpans station?

Yes. We work for landlords and letting agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. We’ll talk through colour options before any work starts from the range available.

How long will you be here?

Typically it takes a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer, and we will say how long yours will take.

Can you reach joints on upper floors?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher ones, send details and we will confirm the access.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose. A flexible sealant is the right fill.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Signs you need external mastic in Elphinstone

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

It’s worth asking for a quote if you see:

  • Movement joints filled with mortar instead of sealant
  • Panel joints letting water in
  • Sealant that has lost its bond to the brick or render
  • Joints with sealant missing in places

Hamilton House, about 2.3 miles north, is one of the historic houses in the wider area around Elphinstone, and older homes nearby need a sealant that suits their walls.
