Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

External mastic in Musselburgh, done properly

Low-level joints can normally be done from the ground. For joints higher up, give us some details of the building and we will confirm what’s needed to reach them safely. We work on copings & trims, render & cladding joints and brickwork movement joints, and people most often call us about joints where the bead has come unstuck and failed seals between different materials.

Scottish weather is hard on outside joints, and a town like Musselburgh gets its share of wind and rain. A gap in a gutter joint, fascia trim or wall joint soon lets damp in.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Structural movement, which needs a surveyor or engineer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Copings & trims
  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames

Looking after it afterwards

To keep the joints looking good and working properly:

  • Do not let climbing plants root in the sealant
  • Keep movement joints as flexible joints, not mortar
  • Fix overflowing gutters above sealed joints
  • Check the sealant is paintable before painting near it

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.

The process

The work is kept neat and contained to the area we are working on. Expect the work to take a few hours to a few days, depending on the length of joint and the access. Parking around Musselburgh is rarely difficult, though older streets in the centre can be tight. If you are in a flat with a shared stair or a door entry system, let us know when you book.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

What happens if it’s left?

The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. In flats with a shared stair in Musselburgh, a leak from a failed seal can affect the flat below too, and that is much harder to put right.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Musselburgh buildings and the weather

Musselburgh is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Historic houses such as Hamilton House, about 3.1 miles east, show how far back building around Musselburgh goes, and older homes nearby need a sealant that suits their walls. For site and facilities teams at buildings such as Loretto School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Musselburgh station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Questions from Musselburgh

Does the coastal weather in Musselburgh affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you cover Musselburgh for external mastic?

Yes, Musselburgh is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

How long will you be here?

Most jobs take anything from a few hours to several days, depending on the building. Your quote will say how long we expect yours to take.

Do you use backing rod?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Is there a guarantee?

Yes. All our work carries a 12-month guarantee.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do you work for letting agents?

Yes. As well as householders, we work for landlords, agents, businesses and hotels.

How the job changes by surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best.
