Different surfaces, different methods
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. If that is happened, we rake it out and reseal it properly where it can be done safely.
How we handle external mastic in Inveresk
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. If you’re dealing with leaking joints around cladding and façade panels and sealant that has lost its bond to the brick or render, we can put it right, on copings & trims, joints between brick and frames and façade panels alike.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

What we do, step by step
At the end, we look at the finished work together. The visit itself generally takes a few hours to a few days, depending on the length of joint and the access, depending on the amount of work. Somewhere like Inveresk may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Keep children and pets away from the work area
- Where the joints are inside, avoid wetting them before we arrive
- Mention any parking rules near the property

Related advice
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Check external joints each spring
- Check the sealant is paintable before painting near it
- Show decorators and builders where the movement joints are
- Don’t let climbing plants root in the sealant
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
What affects the quote in Inveresk
Your quote is based on your job. We take into account:
- The old material and how stubborn it is
- The type of sealant required
- The size of the job
- Any working-time requirements on site
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
To make quoting easier, let us know:
- The rough size of the job
- The address or postcode of the job
- What’s wrong with the joints now
- The type of property
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Your questions about external mastic in Inveresk
Do you cover smaller places like Inveresk?
Yes, Inveresk is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Musselburgh station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Why do you put foam in the joint first?
Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.
How do you reach high-level joints?
It depends on the building. Tell us the height, the number of joints and what’s below them.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
How long does external mastic take?
Most jobs take anything from a few hours to several days, depending on the building, including the preparation. Your quote will say how long we expect yours to take.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Outside joints around Inveresk
Inveresk is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Hamilton House (about 2.9 miles north-east) nearby, there’s older building stock in the area around Inveresk as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
If you let a flat or house near Musselburgh station, outside joints that have cracked can let damp into a rental, so check them between lets. If you look after a building such as Loretto School, its movement joints, gutters and trims need looking after like any other building’s. Homes close to St Michael’s Kirk include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Why it’s worth doing now in Inveresk
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last, so it pays to do it properly once. In a place like Inveresk, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
