Windows and doors in Inveresk
Inveresk is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on glazing joints and frame seals, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For site and facilities teams at buildings such as Loretto School, the mastic around its windows and doors needs looking after like any other building’s. Homes close to St Michael’s Kirk include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Musselburgh station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
Inveresk is about 1 mile south-east of Musselburgh, in East Lothian. Every kind of property in Inveresk is covered for glazing silicone. Every job comes with our one-year guarantee. Our area takes in 48 places across East Lothian. For nearby work, see our Edinburgh page (6 miles or so).

Glazing silicone in Inveresk
Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone that’s suited to glass and the frame, finished with a neat, even bead. We’re often asked to deal with new silicone smeared over old sealant and cracked silicone between glass panels, across rooflights, glass balustrade bases and glass-to-frame joints.
Outdoor sealant needs a dry surface, so window work around Inveresk is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How we quote for glazing silicone
For a quick quote, just ask. The main things that affect it are:
- The number and length of the joints
- The product the joint needs
- When we can work, for business premises
- How many areas need sealing
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Whether it has been sealed before
- Where the property is
- A few photos by email, if you can
- The problem you’ve noticed
We quote each job on its own, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details.
Different surfaces, different methods
Glass-to-frame joints
The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.
Rooflights
We reseal the glazing joints on rooflights. If the leak is from the roof around it, a roofer needs to look.
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Avoid strong solvents on or near the sealant
- Check the gutters above the glazing for debris
- Squeegee the shower screen after each use
- Act on drips or damp patches early
Keep conservatory gutters clear so water doesn’t back up against the seals. Blocked gutters can push water where it shouldn’t go.
Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else, and we’ll tell you which.

When something else is needed
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- A sagging or failing conservatory roof
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- Frames that have decayed or split
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

The process
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from an hour or two to most of a day, depending on the size of the job. Somewhere like Inveresk may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by finding the leak and making sure sealant is the cause.
- The old sealant is removed from the glass and frame without scratching them.
- The glass and frame are cleaned and degreased.
- New glazing silicone goes in and is tooled to a neat finish.
- We look over every joint and, where we can, test it with water.
Before we arrive
- Tell us if parking is tricky
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
Advice
Inveresk: your questions answered
Do you cover smaller places like Inveresk?
Yes, Inveresk is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Does living near the coast affect glazing silicone in Inveresk?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Is a special sealant needed for glass?
Glass needs a sealant made for glazing. We use neutral-cure glazing silicone and anti-fungal silicone in wet areas.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you.
Do you guarantee glazing sealant work?
Every job comes with our 12-month guarantee, and we’re fully insured.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Can you fix a leaking conservatory?
Yes, when the leak is a failed sealant joint. If it’s a broken panel, failed unit or roof problem, we’ll tell you.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Why deal with it now?
You don’t need new glazing because the sealant has gone. If the glass and frame are sound, new silicone is often all it takes. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
