When something else is needed

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Sash cords, weights and draught-proofing of the sashes
  • Whether work needs listed building consent
  • Damaged stone surrounds

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Sand mastic for homes and businesses in Inveresk

Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead, and we will talk through which suits your home. We work on brick reveals, sash and case windows and tenement windows, and people most often call us about failed mastic on an exposed elevation and tired mastic found when preparing windows for paint.

Outdoor sealant needs a dry surface, so window work around Inveresk is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It usually takes a few hours for a single window, longer for several. Around Inveresk, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children

Different surfaces, different methods

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

Timber door frames

Sand mastic is used round timber door frames too. The method is the same as for windows.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Common questions in Inveresk

Will you come out to Inveresk?

Yes, Inveresk is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Musselburgh station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What exactly is sand mastic?

It’s a mix of sand and a linseed-oil-based binder. It’s built up in the joint by hand and shaped to suit the surround.

Can you replace silicone on a period window with sand mastic?

Often, yes. With the silicone removed and the joint cleaned we point it with sand mastic.

Are you fully insured?

Yes. We are fully insured for every job we do.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What affects the cost of sand mastic

Every job gets its own quote. These are the things that affect it:

  • The number of rooms or windows
  • Working hours on commercial sites
  • The number and length of the joints
  • Mould in or behind the old joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

To make quoting easier, let us know:

  • Where the property is
  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • A few pictures by email, if you can

We quote each job on its own. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.

Inveresk homes and the weather

Inveresk is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. With historic houses such as Hamilton House (about 2.9 miles north-east) nearby, there’s older building stock in the area around Inveresk as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Loretto School, larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Musselburgh station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

Common problems we fix in Inveresk

Shallow joints are a common cause. A thin layer does not hold well so we make sure the new mastic is the right thickness.

Common reasons people contact us are:

  • Old cement repairs round a window that have failed
  • Mastic dropping out of the joint
  • Mastic that needs renewing before redecorating
  • Gaps where the frame meets the masonry

Homes close to St Michael’s Kirk include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Leave the new mastic unpainted
  • Avoid patching sand mastic with silicone
  • Keep sills and gutters clear so water drains away
  • Check the mastic when you check the paintwork

Look at the mastic when you look over the windows. Small cracks are easier to deal with early.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
