Window mastic in Inveresk

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on window sills, timber windows & doors and patio & French doors, and the jobs we see most are cracked sealant at the sill ends and mastic that’s falling out in pieces.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How we quote for window mastic

For a quick quote, just ask. What matters most is:

  • How easy the joints are to reach
  • The number of rooms or windows
  • The amount of work
  • Working hours on commercial sites

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The type of property
  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • Whether it has been sealed before

For window mastic in Inveresk, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before work begins.

What we cannot put right

Before you book, it’s worth knowing the limits too:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Damp problems in the wall away from the window
  • A frame that has rotted at the joint

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Patio & French doors
  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Aluminium frames
  • Composite doors

Why act early in Inveresk

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Why us?

  • We’re fully insured
  • Homes, businesses and hotels
  • Old sealant always removed completely
  • Approved under the ARBOMaster scheme

Your questions about window mastic in Inveresk

Will you come out to Inveresk?

Yes, Inveresk is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the coastal weather in Inveresk affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

How much does window mastic cost in Inveresk?

Size, access and the old material all affect the cost. Ask us for a quote.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Can you reach windows above the ground floor?

Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.

The process

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before we start. The work usually takes most of a day for a typical house, less for a few frames. For a place like Inveresk, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Advice

Surface by surface

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.

Inveresk homes and the weather

Inveresk is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Hamilton House (about 2.9 miles north-east) nearby, there’s older building stock in the area around Inveresk as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Homes close to St Michael’s Kirk include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Loretto School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What we’re called out for in Inveresk

Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.

The most common problems we see are:

  • Whistling draughts around closed windows
  • Draughty joints inside around the window
  • Gaps where the sill meets the wall
  • Mastic that’s falling out in pieces

For landlords with property near Musselburgh station, renewing tired window mastic between tenants heads off draught and damp complaints.
