What we are called out for in Whitecraig

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.

People generally contact us when they notice one of these:

  • Gaps left after new windows were fitted
  • Mastic that is falling out in pieces
  • Cracked or shrunken mastic around the frame
  • Gaps where the sill meets the wall

Historic houses such as Hamilton House, about 3.3 miles north-east, show how far back building around Whitecraig goes, and older homes nearby need a sealant that suits their walls.

About our window mastic in Whitecraig

Around Whitecraig we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on uPVC windows, timber windows & doors and patio & French doors, and the jobs we see most are gaps where the sill meets the wall and rain getting in at the frame or under the sill.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours for a few frames, or a day or more for a whole house. Outdoor work around Whitecraig depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height
  • Clear the area around the work

Common questions in Whitecraig

Is window mastic in a coastal place like Whitecraig any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

I let a flat near Wallyford station. Can you help?

Yes. We work for landlords and agents as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Where do you work from?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Are you insured?

Yes. Mr Mastic is fully insured.

What does window mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

Why act early in Whitecraig

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

What the job involves on each surface

Window sills

Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.

Frames and glazing around Whitecraig

Whitecraig is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Managing a site like Loretto School? Then the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Wallyford station, renewing tired window mastic between tenants heads off draught and damp complaints.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep drainage slots and sill grooves clear
  • Avoid blasting the frames with a pressure washer
  • Air rooms to keep condensation down around windows
  • Paint up to the joint, not over it

Silicone can’t generally be painted, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
