Window mastic for homes and businesses in Tranent
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We are often asked to deal with black, perished sealant on frames and water coming in at the bottom corners of a door, across aluminium frames, window sills and uPVC windows.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Windows and doors in Tranent
Tranent is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Hamilton House, about 1.4 miles north-west, is one of the historic houses in the wider area around Tranent, and older homes nearby need a sealant that suits their walls. Letting a property close to Prestonpans station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
Tranent is about 10 miles east of Edinburgh, in East Lothian. Anywhere in EH33, our applicators can take on window mastic. Our East Lothian coverage runs to 48 places, Tranent among them. For nearby work, see our Edinburgh page.

Questions from Tranent
Does living near the coast affect window mastic in Tranent?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you work for landlords with property near Prestonpans station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Can I paint over the new sealant?
Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Do you come to Tranent?
Yes. We are based in Crawley and work across South East England, London and Scotland.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
How long before the joint can be used?
It depends on the product and the conditions. Before we leave, we will tell you the cure time.
What happens if it’s left?
Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Around Tranent, water from a failed joint in an older stone home can soak into timber and plaster.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before work begins.
What you get with us
- An ARBOMaster approved applicator
- More than 20 years in sealant work
- A sealant colour to suit the surroundings
- 12-month guarantee on every job
When to call us in Tranent
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.
Any of these means the joints need attention:
- Leaking joints at the ends of sills
- Black, perished sealant on frames
- Cracked internal joints between frame and plaster
- White mastic on grey or black frames
For site and facilities teams at buildings such as Ross High School, the mastic around its windows and doors needs looking after like any other building’s.
Questions to ask before booking
- Whether all the old sealant comes out first
- Whether they’re fully insured
- How long to leave it before use
- What guarantee comes with the work
When something else is needed
Before you book, it’s worth knowing the limits too:
- Worn gaskets, brush seals or a door that has dropped
- Damp problems in the wall away from the window
- A sash or casement that will not close properly
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surface by surface
Window sills
Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.
Looking after it afterwards
So the new joints stay in good condition:
- Keep solvents and bleach off the sealant
- Do not paint over the silicone
- Wash the frames with mild soapy water
- Air rooms to keep condensation down around windows
Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.
Leaks generally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How it works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. Outside jobs in Tranent need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky
- Mention any leaks or damp you’ve noticed
