Window mastic in Elphinstone: local notes
Elphinstone is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Historic houses like Hamilton House (about 2.3 miles north) are a reminder that the area around Elphinstone has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
Letting a property close to Prestonpans station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Hamilton House, about 2.3 miles north, is one of the historic houses in the wider area around Elphinstone.

Window mastic in Elphinstone
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. We work on uPVC windows, composite doors and aluminium frames, and the jobs we see most are hard, cracked sealant around windows and leaking joints at the ends of sills.
Mastic can only go onto a dry joint, so outside work in Elphinstone depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
There’s a 12-month guarantee on every job, whatever its size.

Why deal with it now?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Elphinstone questions
Can you help a landlord with a rental near Prestonpans station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is window mastic in a coastal place like Elphinstone any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.
Are you fully insured?
Yes. We’re fully insured.
Does the work come with a guarantee?
Yes. Our one-year guarantee covers every job, inside or out.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you do upstairs windows?
Yes, in most cases. Access is planned before we start, so mention the height and anything in the way.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
How long does it take to reseal the windows on a house?
Allow a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.
How the visit works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a morning for a couple of windows and a door. Around Elphinstone, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property

Do you need window mastic in Elphinstone?
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.
The problems people generally mention when they call are:
- Gaps left after new windows were fitted
- Gaps between the frame and the inside reveal
- Cracked or shrunken mastic around the frame
- Old mastic that has gone black or come away
Managing a site like Ross High School? Then its window and door frames need their mastic kept sound, just like a home’s.
What to look for in a quote
- How the joint is cleaned and prepared
- What product goes in the joint
- Which colour the sealant will be
- What insurance they hold
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Check the mastic once a year
- Ventilate rooms so frames don’t stay wet inside
- Don’t use solvent cleaners on the joint
- Clear any debris from frame drain holes
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Draughts through the window seals rather than the frame
- Broken hinges, locks or handles
- A failed sealed unit that has misted up
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Patio & French doors
- uPVC windows
- Composite doors
- Window sills
- Timber windows & doors
- Aluminium frames
Different surfaces, different methods
Aluminium frames
Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. We use a neutral-cure product.
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall.
