How window mastic works in East Lothian
There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We work on composite doors, timber windows & doors and aluminium frames, and common reasons people get in touch are leaking joints at the ends of sills and rushed sealant from a window installation.
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a morning for a couple of windows and a door.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.

Around Musselburgh, our work takes us to homes and buildings near Musselburgh, Loretto School and The David Macbeth Moir pub and the streets around them. Windows and doors across East Lothian
In East Lothian, window mastic work takes in houses, flats, conservatories and commercial glazing, from Musselburgh, Haddington and Dunbar to the quieter places in between. Outside sealant needs a dry, clean joint, so the work is planned around the weather.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in East Lothian are chosen with that in mind. East Lothian includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are usually the first to need attention.
Musselburgh: If you let a flat or house near Musselburgh station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you look after a building such as Loretto School, larger buildings have plenty of frames, and the mastic around each one ages.
Signs you need window mastic
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
If you can see any of these, it’s time to have the joints looked at:
- Mastic that’s falling out in pieces
- Draughts coming in around windows and doors
- Cracked internal joints between frame and plaster
- A bead that does not match the frame
What happens if it’s left?
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison.

How the job changes by surface
Patio & French doors
Water at the foot of a door frame is not always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
Aluminium frames
Coated aluminium needs a compatible sealant, and acetoxy silicones are not used, as they can attack some metals. We use a neutral-cure product.
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Condensation trapped between the panes
- Draughts through the window seals rather than the frame
- A frame that has rotted at the joint
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
East Lothian: your questions answered
Do you come to East Lothian?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, East Lothian included.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
How do I get a quote for window mastic in East Lothian?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Can resealing stop a draught around my window?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area.
Can you match the sealant to my frames?
Normally, yes. Tell us the frame colour when you get in touch and we will use the nearest match.
