New Build Mastic in East Lothian

How new build mastic works in East Lothian

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first, and if it is not put right, get in touch with us. We work on plot handovers, windows & doors and bathrooms & en suites, and the jobs we see most are frame joints opening as the plaster dries and sealant that never bonded to the surface.

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the number of plots, and the area is left clean.

  1. Each joint is checked for movement before any work starts.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Around Musselburgh

In Musselburgh, that means homes and buildings near Musselburgh, Loretto School and The David Macbeth Moir pub and the streets around them. For rail, the closest station is Musselburgh station, roughly 0.8 miles south-west. Other landmarks nearby include Carberry Tower (2.2 miles south-east) and Musselburgh Doll Museum (less than half a mile north-east). For a walk, there’s The New Leaf Co-op and Whinny Hill.

Where we work in East Lothian

Our new build mastic work across East Lothian covers developers, homeowners and businesses, from Musselburgh, Haddington and Dunbar to the quieter places in between. Every joint needs to allow for movement.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including East Lothian. In the coastal parts of East Lothian, the sea-facing side of a building takes the most weather, and that is where sealant generally gives up first. The right product and careful preparation help it last.

Musselburgh: For new homes near Musselburgh station, it’s worth checking the sealant early, while snags are still fresh. In and around Musselburgh, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Different surfaces, different methods

Kitchens

Beside the sink, the joint takes water every day. We use a sealant suited to kitchens.

Show homes

We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.

Why act early?

Small cosmetic gaps can wait for the house to settle, but a leaking seal cannot. Not sure whether yours can wait? You can drop us a line at info@mrmastic.co.uk with a few pictures and we will give you a straight answer.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Landlord and commercial work in East Lothian

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Housing providers, facilities teams and property managers book us too across East Lothian. We can quote a run of properties together, and we’re fully insured for the work.

Why it fails

The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops.

Signs it’s time to call us include:

  • Kitchen sealant that has pulled off the wall
  • Shower seals failing in the first year or two
  • Second-fix sealing on new plots
  • Skirting joints opening in the first winter
