How we handle new build mastic in Drem

We work in new homes and on new-build sites across Drem. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. We work on show homes, plot handovers and kitchens, and people most often call us about second-fix sealing on new plots and cracks appearing as a new home settles.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

You get a 12-month guarantee, the same in Drem as everywhere else we work.

What happens on the day

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most snagging lists, longer for a run of plots. For a place like Drem, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each joint is checked for movement before we start.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Report sealant problems to your builder during the snagging period
  • Wait for the cure time before using a resealed shower
  • Photograph failed sealant before it’s redone
  • Avoid running a DIY bead over the old one

Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers.

Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.

Do you need new build mastic in Drem?

When the heating goes on in the first winter, the house dries fast. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.

The most common problems we see are:

  • Leaking shower tray seals in a new home
  • Joints pulling apart as timber shrinks
  • Sealant applied over dusty or wet surfaces
  • Plot mastic for developers ahead of handover

If you’ve bought a new home near Drem station, the sealant around baths, showers and frames is worth checking in the first year or two.

What to look for in a quote

  • When the joint can take water or movement
  • Which colour the sealant will be
  • What insurance they hold
  • Whether they seal over old material or remove it

Choosing a sealant specialist

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

Different surfaces, different methods

Skirting and floors

Gaps under skirting are one of the most common new-build snags. A flexible sealant closes it without cracking like caulk.

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Letting agents and landlords in Drem can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Why it’s worth doing now in Drem

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it will not bond to the old layer. A lasting seal starts with removing the old one completely. In an older home around Drem, damp from a failed joint can get into timber and plaster.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
