What sealant work can’t fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Movement too big for a sealant joint
  • Leaks from a failed tanking system
  • Tiles that have lifted or broken

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we seal

About our floor joint sealing in Drem

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. We work on skirting boards, tiled floors and thresholds, and people most often call us about gaps between floors and kitchen plinths and cracked caulk along skirting in bathrooms and kitchens.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Whatever the size of the job, it’s backed by our 12-month guarantee in Drem and across East Lothian.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Use a well-wrung mop rather than flooding the floor
  • Cone off fresh joints until they’re ready
  • Check the sealant is paintable before decorating
  • Don’t fill floor joints with caulk where they move or get wet

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

What the job involves on each surface

Tiled floors

Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines coloured to suit.

Commercial floors

Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.

What affects the quote in Drem

There’s no set price list, because jobs vary so much. What we look at:

  • The size of the job
  • Which sealant suits the joint
  • How many areas need sealing
  • Access and height

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • The type of property
  • Any access issues, like height or stairs

We do not publish a price list. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on the length of joint. Outdoor work around Drem depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Preparing for the visit

  • Let us know about parking restrictions
  • Tell us about any water getting in
  • Mention if the joints have been sealed before

Advice

Your questions about floor joint sealing in Drem

Do you work for landlords with property near Drem station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do you cover Drem for floor joint sealing?

Yes. We work across all of Scotland, and Drem is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

How much does floor joint sealing cost in Drem?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Is caulk good enough for skirting?

Caulk can’t cope with movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you use a paintable sealant?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone will not take paint, so we use it where the joint stays unpainted.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Joints and finishes in Drem homes

Floors around East Lothian run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Drem, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. Rented homes near Drem station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

Leave it or put it right?

Filling a skirting gap with caulk looks fine at first, so the gap reappears. A flexible sealant stretches instead. In an older home around Drem, damp from a failed joint can get into timber and plaster.
