Glazing silicone for Drem homes and businesses

Why deal with it now?

Resealing cannot fix a failed unit or a cracked panel. We will tell you that rather than seal it anyway, so you can call the right trade. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Glazing silicone in Drem

We renew glazing silicone on conservatories, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. The old sealant comes out, the joint is cleaned and new silicone goes in. We work on shower screens, glass-to-glass joints and glass-to-frame joints, and people most often call us about water getting into a conservatory at the joints and sealant that was laid over old silicone and failed.

In and around a place like Drem, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

Every job is covered by a one-year guarantee, wherever you are in East Lothian.

What glazing silicone looks like in Drem

Drem is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For landlords with property near Drem station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. Gosford House, about 3.5 miles west, is one of the historic houses in the wider area around Drem, and older homes nearby need a sealant that suits their walls.

FAQs for Drem

I let a flat near Drem station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Is Drem within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you quote for more than one area?

Yes. Just list everything you need.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What information do you need?

Let us know what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.

Where do you work from?

We work from Crawley. Our applicators cover Drem.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What we do, step by step

We keep the work tidy and contained to the joints we’re treating. Expect the work to take anything from an hour or two to most of a day, depending on the size of the job, and we tell you how long to leave it before we go. For a place like Drem, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We trace the leak and confirm it’s a sealant joint.
  2. We remove the old sealant carefully.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks

What affects the cost of glazing silicone

The price is agreed before any work begins. It takes into account:

  • The amount of work
  • Working hours on commercial sites
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Where the property is
  • If someone has resealed it before
  • What’s wrong with the joints now
  • Pictures of the joints, sent by email

If you’re in Drem and need glazing silicone, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before any work starts.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep harsh solvents off the silicone
  • Do not use a blade near the sealant
  • Do not leave a drip for the next storm
  • Stick to mild cleaners on glass

Use mild cleaners on and around the silicone. Strong solvents can soften or mark it.

Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.

Different surfaces, different methods

Conservatory frames

Exposed frame joints wear with the weather. A fresh bead seals them again.

Glass-to-frame joints

We cut the old silicone from the glass without scratching it before new glazing silicone goes in.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A sealed unit that has misted inside
  • A sagging or failing conservatory roof
  • Cracked or broken glass

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Glass-to-glass joints
  • Conservatory frames
  • Shower screens
  • Glass-to-frame joints
  • Glass balustrade bases
  • Rooflights

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
