Fire Rated Sealant in Drem
We cover Drem for intumescent and fire-rated sealant around gaps, frames and service penetrations. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Unsealed gaps where pipes and cables go through a wall
- Unsealed gaps around fire door frames
- Open joints along the top of partitions
How we handle fire rated sealant in Drem
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through. Typical jobs include unsealed gaps around fire door frames and sealant items on a fire risk assessment action list, on flats & HMOs, door frames and service penetrations.
In a smaller place like Drem, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
We stand behind the work with a one-year guarantee.

Fire rated sealant in Drem: local notes
If you run a hotel, guest house or holiday let in a coastal place like Drem, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.
In and around Drem, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint. Rented homes near Drem station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

When it is not the sealant
Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:
- Big openings where sealant alone isn’t the tested solution
- A wall that is not a fire-resisting element to begin with
- Certifying a building or signing off its fire safety
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Allow for resealing whenever new services are run
- Report cracked or damaged seals as soon as you notice them
- Make resealing part of every contractor’s brief
- Keep photos of seals that will be hidden
Don’t add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. Ask us if you’re not sure which product was used.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.
How it works
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Around Drem, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your files.
Before we arrive
- Mention if the joints have been sealed before
- Let us know about parking restrictions
- Clear the area around the work

Advice
What the job involves on each surface
Door frames
A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.
Linear gaps
A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both.
What affects the cost of fire rated sealant
For a quick quote, just ask. The main things that affect it are:
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- Access and height
- Working hours on commercial sites
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
What to tell us for a quote
When you call or email, it’s useful to know:
- If it’s domestic, commercial or a hotel
- Photos by email, if that is easy
- Any access issues, like height or stairs
- Where the job is, and your postcode
We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.
Drem questions
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you help a landlord with a rental near Drem station?
Yes. We work for landlords and letting agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you fill the gap behind a fire door frame?
Yes. We seal the gap between the frame and the wall with a suitable fire-rated product following the tested details. The door, its seals and closer are for a door specialist.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Will you assess my building’s fire safety?
No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
