Fire-rated sealant in Aberlady, East Lothian
Our applicators work in Aberlady on intumescent and fire-rated sealant around gaps, frames and service penetrations. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Fire stopping disturbed by later work
- Old fire sealant that has split or come away
- Holes left by a change of layout
What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- Issuing a fire rating or certificate for a building
- Assessing a building’s fire safety
- Large holes that need a different fire-stopping system
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Linear gaps
- Pipe & cable gaps
- Plasterboard & masonry
- Door frames
- Service penetrations
- Flats & HMOs
Fire rated sealant for homes and businesses in Aberlady
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. We’re often asked to deal with unsealed gaps around fire door frames and gaps around pipes and cables through fire-resisting walls, across linear gaps, service penetrations and flats & HMOs.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Do you need fire rated sealant in Aberlady?
Gaps also open up as buildings move: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.
These are the problems we are asked about most:
- Unsealed gaps where pipes and cables go through a wall
- Gaps left after a refit or conversion
- Sealant items on a fire risk assessment action list
- Open gaps behind door architraves
For landlords with property near Longniddry station, any gap left by new services in shared walls should be closed with a fire-rated product.
What to look for in a quote
- Whether they seal over old material or remove it
- Whether they’re fully insured
- Whether the sealant suits the joint
- The length of the guarantee
Why deal with it now?
Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Quotes for fire rated sealant in Aberlady
We don’t publish a price list, because no two jobs are the same. What we look at:
- Access and height
- How many areas need sealing
- Working hours on commercial sites
- Mould in or behind the old joints
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Any access issues, like height or stairs
- A few pictures by email, if you can
- Whether it has been sealed before
- The address or postcode of the job
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work.
What we do, step by step
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Around Aberlady, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Where the tested detail needs backing or fill, we fit it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Finally, we list where we worked and what we used, for your records.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed
- Clear the area around the work
Getting a quote
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

Aberlady: your questions answered
Do Scottish building rules affect fire-rated sealant work in Aberlady?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Is Aberlady within the area you cover?
Yes, Aberlady is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Can I use normal mastic around a pipe through a fire wall?
No. A gap that needs fire stopping needs a tested fire-rated product fitted to the maker’s details.
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Service penetrations
Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth with backing where the detail needs it.
Door frames
Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.
