Window Mastic in Drem
Problem with your window and door frames in Drem? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Sealant in the wrong colour for the frame
- Rushed sealant from a window installation
- Draughts coming in around windows and doors
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep paint and stain on wooden frames in good order
- Ventilate rooms so frames don’t stay wet inside
- Don’t paint over the silicone
- Look round the frames every year or so
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.
Window mastic for homes and businesses in Drem
Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on patio & French doors, composite doors and timber windows & doors, and the jobs we see most are cracked internal joints between frame and plaster and mastic that’s falling out in pieces.
Mastic can only go onto a dry joint, so outside work in Drem depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
Big or small, it’s backed by our 12-month guarantee.

For landlords and businesses
Housing providers, facilities teams and property managers book us too in Drem and across East Lothian. Several sites can go on one quote, and we’re fully insured.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Leave it or put it right?
Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Around Drem, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.
Why book with us
- Homes, businesses and hotels
- White, clear, grey or coloured to suit, where the product allows
- More than 20 years in sealant work
- Old sealant always removed completely

What window mastic looks like in Drem
Drem is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Letting a property close to Drem station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Historic houses such as Gosford House, about 3.5 miles west, show how far back building around Drem goes.

Honest limits
We will not take on work that will not last, so here’s what sealant cannot put right:
- Draughts through the window seals rather than the frame
- Damp problems in the wall away from the window
- A failed sealed unit that has misted up
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Questions from Drem
Does living near the coast affect window mastic in Drem?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
Do you cover smaller places like Drem?
Yes. Drem is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can I paint over the new sealant?
Most silicone cannot be painted. Let us know beforehand, and we’ll use a paintable product where it suits.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in.
Will new mastic stop draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Do you have insurance?
Yes. We are fully insured, and we can confirm the details when we quote.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels.

How we quote for window mastic
We quote each job individually. These are the things that affect it:
- The old material and how stubborn it is
- The size of the job
- Whether the work is at height
- Mould in or behind the old joints
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Roughly how big the job is
- The type of property
- Whether it has been sealed before
- A few photos by email, if you can
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.
What we do, step by step
At the end, we look at the finished work together. The visit itself usually takes a few hours for a handful of frames, longer for a whole house, depending on the size of the job. Around Drem, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- On commercial sites, let us know about site rules
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit
