Window & door mastic in Dunbar, East Lothian

Window mastic in Dunbar

Window mastic in Dunbar

Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on uPVC windows, timber windows & doors and composite doors, and common reasons people get in touch are black, perished sealant on frames and gaps where the sill meets the wall.

Outdoor sealant needs a dry surface, so window work around Dunbar is planned around the weather. Let us know about access to every frame, including any upstairs.

Every job is covered by a 12-month guarantee.

Common questions in Dunbar

I let a flat near Dunbar station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Is Dunbar within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Will resealing my frames help with draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Can you match the sealant to my frames?

Usually, yes. Mention the frame colour when you ask for a quote and we will use the nearest match.

When something else is needed

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Penetrating damp from a failed cavity tray or render
  • Faulty window hardware
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Timber windows & doors
  • Composite doors
  • Aluminium frames
  • Patio & French doors
  • Window sills
  • uPVC windows

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

When to call us in Dunbar

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That’s what backing rod is for.

Keep an eye out for these signs:

  • Leaking joints at the ends of sills
  • Black, perished sealant on frames
  • Mastic that has split away from the wall
  • Gaps left after new windows were fitted

For an older house near a landmark such as Abbey Church of Scotland, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What your quote should include

  • How much experience the applicator has
  • How the colour is chosen
  • Are they insured?
  • The length of the guarantee

How to choose a mastic man

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Keep paint and stain on wooden frames in good order
  • Keep solvents and bleach off the sealant
  • Keep jet washers away from the mastic
  • Ventilate rooms so frames don’t stay wet inside

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

What happens on the day

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for a handful of frames, longer for a whole house. Around Dunbar, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
  • Let us know about parking restrictions

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we will tell you before going ahead, as that is a job for a joiner.

Aluminium frames

Coated aluminium needs a compatible sealant. We use a neutral-cure product.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Windows and doors in Dunbar

Dunbar is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For landlords with property near Dunbar station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
